When a Foundation Fails, Replacement Might Be the Only Option

In some cases, the entire foundation needs to be replaced from the ground up.

When Does a Foundation Need Full Replacement?

Step-by-Step: How a Foundation Is Replaced
Replacing a foundation is a major construction project — but with the right crew and plan, it can be done efficiently and safely.
Here’s how we do it:

1. Initial Assessment & Engineering

We begin with:
- A structural assessment
- Soil testing (if needed)
- Engineering and permit coordination
- Utility location and safety planning
Your town or city may also require specific foundation design specs.
2. Shoring & Lifting the Structure
To replace the foundation, we need to support the structure above it. This involves:
- Installing temporary steel beams and cribbing
- Lifting the building (often just inches) off the foundation
- Securing it to remain stable during work
In some cases, we can work without full lifting, especially for partial replacements or additions.

3. Demolition of the Existing Foundation

Next, the old foundation is:
- Jackhammered or excavated out
- Debris removed with vac trucks or heavy machinery
- Sub-base graded and compacted for the new pour
We often use vacuum excavation to safely remove soil in tight or delicate areas without damaging underground utilities.
4. New Foundation Construction
We build your new foundation to modern code and with improved durability:
- Footings are dug and poured
- Foundation walls are formed and reinforced with rebar
- Concrete is poured, cured, and inspected
- Waterproofing and drainage systems (like footing drains or sump pumps) are installed
You can also choose to add height, bulkhead access, or a full basement during this step.

5. Lowering and Reconnecting the Structure

Once the new foundation is cured:
- The structure is carefully lowered back into place
- Plumbing, electric, HVAC, and utilities are reconnected
- Interior finish work can begin (floors, stairs, etc.)
6. Final Inspection and Backfill
We complete:
- Backfilling with clean soil or gravel
- Grading and site restoration
- Final inspection and sign-off by local building authorities
