That’s called a tenant fit-out — and it’s one of the most important steps in making a new or existing commercial unit functional, compliant, and move-in ready.

What Is a Tenant Fit-Out?
A tenant fit-out (or tenant improvement) is the process of customizing the interior of a commercial space to meet a tenant’s specific needs.
This often takes place in a “white box” or “shell condition” space, where only the basic structure exists.
Fit-outs can range from minor upgrades (new walls and finishes) to full-scale construction including HVAC, plumbing, fire suppression, and electrical systems.

Phase 1: Planning & Permitting

The first step is understanding:
- The tenant’s space and operational needs
- Building code and ADA compliance
- Local permitting requirements
- Budget and timeline goals
This phase may involve:
- Architectural drawings
- Engineering plans
- Coordination with the building owner and town officials

Phase 2: Demolition & Prep Work
If the space isn’t brand new, selective demo of old finishes, walls, ceilings, and utilities may be required.

Phase 3: Framing, MEP Rough-Ins & Utilities

We install:
- Metal or wood framing for new walls and rooms
- Mechanical (HVAC), Electrical, and Plumbing (MEP) systems
- New sprinkler heads or fire alarm devices if needed
All this is inspected before drywall goes up.
Phase 4: Insulation, Drywall & Finishes
Once rough-ins pass inspection, we close up the walls and install:
- Drywall and ceiling systems
- Interior doors
- Paint, trim, and flooring
- Cabinetry or specialty millwork if needed

Phase 5: Final Electrical, Fixtures & Walkthrough

We install:
- Light fixtures, outlets, switches
- HVAC diffusers and controls
- Bathroom fixtures, kitchenettes, signage
- Emergency exit and fire system equipment
Then we walk through with the client for punch list items and schedule the final inspection.
