Your foundation is the backbone of your home or commercial building — but here in New England shifting soil, freeze-thaw cycles, and drainage problems can all lead to foundation damage over time. There are warning signs that indicate foundation repair or replacement may be needed.
At Construction Solutions, Inc., we help property owners spot the early warning signs and fix problems before they get worse — and more expensive!
Here’s what to look for:
1. Cracks in Walls or Floors
Small hairline cracks are normal in concrete over time — but watch out for:
- Wide, diagonal or stair-step shaped cracks in drywall
- Horizontal cracks in basement walls
- Large cracks in exterior brick or concrete foundation walls
- Cracks in basement floors or visible cracks in the main floors of the home
These can signal movement or settlement that needs professional attention.

2. Doors and Windows That Stick

If your doors or windows suddenly start sticking, won’t latch properly, or look crooked, it may be a sign that the foundation is shifting, causing frames to become misaligned.
3. Uneven or Sloping Floors
Do you feel like you’re walking downhill in certain rooms? Floors that slope, bounce, or feel uneven can indicate foundation settlement or soil movement underneath the home.
Uneven or leaning walls outside and inside the home can be a sure sign of foundation problems.

4. Water in the Basement or Crawlspace
Recurring water leaks, damp spots, or mold growth in your basement can mean poor drainage around your foundation.
Over time, excess moisture can weaken concrete and lead to cracks.

5. Gaps Around Windows, Doors, or Garage

Look for visible gaps where walls should meet window frames or doors.
This separation often points to movement in the foundation or supporting structures.
What Causes Foundation Issues in New England?
Our region’s soil and weather conditions play a big role:
- Expansive clay soils shift when wet or dry
- Heavy snow and freeze-thaw cycles
- Poor grading or drainage around the home or building
- Old foundations that weren’t properly waterproofed
- Foundations that were made with minerals such as pyrrhotite or iron sulfide mixed in the concrete
Foundations poured from 1983-2015 with concrete supplied from aggregates mined in Wilmington Connecticut have tested positive for pyrrhotite.
